If you are replacing a boiler, the first decision is the type: combi, system or regular. Get this right and everything else is detail. Get it wrong and you either overpay to fit the wrong system or end up with weak showers and cold mornings. Here is how to choose.
The three types in one line each
- Combi (combination): heats water on demand, no tank or cylinder. Compact, cheap to fit, ideal for smaller homes.
- System: works with a hot water cylinder (usually in an airing cupboard) but no loft tank. Better for homes with more than one bathroom.
- Regular (conventional / heat-only): works with both a cylinder and a cold water tank in the loft. Mostly found in older or larger properties.

The questions that actually decide it
How many bathrooms, and do people shower at the same time? One bathroom, one or two people: a combi is almost always the answer. Two or more bathrooms, or a busy family morning: a combi will feel weak when two outlets run together, and a system boiler with a decent cylinder is the better fit.
What is your mains water pressure and flow rate like? A combi’s shower is only as strong as your incoming mains. If your cold tap fills a bucket slowly, a combi will disappoint. A system boiler with an unvented cylinder can deliver strong, even pressure to several outlets regardless of a modest mains supply.
How much space do you have, and do you want the loft back? Combi installs free up the airing cupboard and the loft. If you are converting the loft or want the cupboard space, that is a real point in the combi’s favour. If you have the space and value hot water resilience, the cylinder earns its keep.
Is your existing system regular or system already? Like-for-like is the cheapest swap. Converting a regular system to a combi means removing tanks, capping pipes and reworking hot water pipework, often £3,000 to £4,800 rather than £1,800 to £2,800 for a straight combi swap. Sometimes worth it for the space; not always worth it for the plumbing bill.
Are you thinking about a heat pump later? Heat pumps pair with a hot water cylinder and larger radiators. If a low-carbon switch is on your five-year horizon, keeping (or fitting) a cylinder now with a system boiler can make that transition cheaper and less disruptive.
Common mistakes
- Fitting an oversized combi to “future-proof”. Bigger units cost more, cycle more and are not more efficient. Sizing should come from a heat-loss calculation.
- Choosing a combi for a two-bathroom house because it is cheaper up front. The daily frustration of weak simultaneous hot water outlasts the saving.
- Keeping a regular system out of habit. If the loft tank is failing and you do not need stored resilience, a system or combi swap removes a leak risk and reclaims space.
- Not checking cylinder condition on a system swap. A tired vented cylinder replaced with an unvented one transforms pressure, so budget for it rather than being surprised.
